You already know your street better than any algorithm does. You know which weeks fill themselves, which ones need help, and which neighbour drops their rate every October. That knowledge is why your property works.
What you probably don't have is time to also track the registration rule that changed in spring, what comparable homes two streets over will charge next August, and what a guest arriving from Rotterdam expects that a guest from Munich doesn't. That part is ours.
Local knowledge changes what a holiday home earns, because pricing, regulations, language and on-the-ground help all work differently from one market to the next. Software gives you the tool but leaves the market knowledge to you. Agencies take the decisions along with the work. Central call centres answer, but not about your area. Why do two similar holiday homes earn different money?

Because an average price is wrong in both directions. Price above your market and the nights sit empty. Price below it and you give away money you had already earned. The gap is rarely dramatic – it's a few euros a night across a whole season, which is exactly the kind of loss nobody notices.
Holidu's price recommendations come from bookings in your area: what comparable homes nearby actually charged, when demand rises where you are, which local events fill your town. You get a twelve-month curve, you set the limits it works inside, and you decide whether to review each change or let it apply automatically.
Recommendations are built on local booking data. You set the minimum and maximum they have to stay inside.

The rules change at the border, and they keep changing

A registration number that is mandatory in Spain doesn't exist in Germany. Italy wants a national code shown on every listing. Portugal wants your guests reported. France wants the city tax collected correctly. None of that is something you read once and file away – it moves, and the penalties are real.

A guest from another country asking a question at ten at night is not a language exercise. You write your reply in your own language; the guest receives it in theirs. When they answer, you read it in yours. Ten languages, both directions.

Someone who can step in – and the part that stays yours

Here's the limit: a broken boiler, the keys, the cleaning, anything physically at the property – that is yours. If you're not nearby, you still need someone who is.
