In 2024, the Greek government introduced new regulations affecting the Short-Term Rentals (STR) sector. Below are answers to the most common questions to help you adjust to these changes.

What are the latest changes?

The Greek government has implemented several new fees and requirements for short-term rental hosts:

• The Vagrancy Fee (0.5%): This fee supports the development and maintenance of infrastructure and public goods in the tourism industry.

• Registration for hosts with 3+ properties: If you manage three or more properties, you must register as a business or legal entity.

How do I know if I need to comply with these changes?

If you lease your property in Greece for short-term rentals, these changes apply to you. All hosts operating STR properties in Greece must adhere to the new regulations regardless of the size of their portfolio.

Which bookings are affected?

All check-ins from 2024 onwards are affected by the new regulations, regardless of when the booking was made. This includes reservations that were booked before the regulations took effect.

Who pays the Vagrancy and Climate Resilience Fees?

As the host, you are responsible for remitting both fees to the authorities.

• The Climate Resilience Fee: This fee is collected from your guests and must be listed as an additional fee on your property listing.
• The Vagrancy Fee: This fee is not directly charged to your guests. It is calculated from the booking value and is borne by you as an additional cost.

I have guests who were not informed of the Climate Resilience Fee at the time of booking. How can I inform them?

Please contact your guests directly through your preferred channel and inform them about the exact fee and payment method. Accepted payment methods typically include cash, bank transfer, PayPal, or other agreed-upon methods. Clear communication helps maintain good guest relations during this transition period.

What actions are needed to update my properties?

To comply with the new regulations, you should take the following steps:

• Ensure the Climate Resilience Fee is correctly configured for every property with the updated rates set by the government. For configuration questions, please use the Holidu Assistant.
• Review the fee rates, which depend on each property and season. For detailed information, visit the AADE official page.
• Note that Holidu's configuration only allows one standard fee for the whole year. It is not possible to set different fees per check-in month through the platform.

I have 3 or more properties on Holidu. Do I need to do anything else?

Yes. If you manage three or more properties, registration requirements may apply. Consult your local tax advisor about whether registration is needed for your specific situation.

If registration is required:

• As an individual company, your name remains your business's legal name on Holidu.
• As a legal entity, a new legal name might be required, which means a new Holidu account and property migration. The migration does not affect existing bookings, billing, or payment details.
